Hay House Farm is an elegant and totally unique, Grade II listed, Jacobean sandstone farmhouse, dated 1625, encompassed by its own 10 acres of spectacular countryside, half a mile outside the Staffordshire Moorlands village of Ipstones.

Nestled in the glorious, unspoilt South West Peak Park, an Area of Outstanding Natural Beauty, Hay House Farm is the quintessential country house retreat. Hay House Farm has been here since King James 1 of England reigned, four hundred years ago.

Hay House Farm sits quietly, high upon a hillside, almost 1000 feet above sea-level, where the stunning panorama of this incredible location and ancient woodland of the Churnet Valley below, almost takes your breath away. Everything you will ever need for a relaxing break is right here on our doorstep.

When you step out of our door, you will hear only birdsong and noises of the countryside. Nothing more. This is England, as it used to be. Hay House Farm is a haven of peace and tranquillity... a magical place for you to stay.

Our Rooms and Tariffs:
The Sherwin Room
A double, en-suite bedroom, named in recognition of Philip Sherwin, who purchased Hay House in 1650, for the sum of £325 14s 6d. The Sherwin Room shows the original oak timber frames, beams and exposed, small wattle panel, in the 1700s addition to Hay House. The window has beautiful views over the surrounding fields, mature trees and garden.

The Sherwin Room proudly displays an original watercolour by the late acclaimed artist, Frank Sherwin (1896 to 1986), a descendant of the original Sherwin family who lived at Hay House Farm in the 1600 and 1700’s. The beautiful watercolour was very generously donated to us by Sarah Castle, Frank Sherwin’s daughter, and we display her late father’s work with immense pride.

Tariff for The Sherwin Room - from £40.00 per person, per night, including breakfast.

Three Course Evening Meal Available at £25.00 per person. Lighter Supper Menu at £10.00 per person.

Single Occupancy Supplement of £15.00 per night

The Belmont Suite
A very large, double, en-suite bedroom, across the upper galleried landing and in the original 1625 part of Hay House. This magnificent room, with original oak timber frames and beams, coupled with unusual diamond-shaped attic light window over the three-light chamfered mullioned window, simply oozes history and charm. The Belmont Suite has been named in recognition of The Belmont Estate, of which Hay House Farm formed part.

Tariff for The Belmont Suite - from £45.00 per person, per night, including breakfast.

Three Course Evening Meal Available at £25.00 per person. Lighter Supper Menu at £10.00 per person

Single Occupancy Supplement of £15.00 per night

The Victorian Room
A large, light, ground floor room in the Victorian wing of Hay House Farm. This lovely room, with impressive mahogany fireplace and antique Victorian furniture, is the perfect setting for any romantic weekend break. The Victorian Room has easy access onto the garden, beautiful views across the fields through its expansive window and separate, private, ground floor shower room.

Tariff for The Victorian Room - from £40.00 per person, per night, including breakfast.

Three Course Evening Meal Available at £25.00 per person. Lighter Supper Menu at £10.00 per person

Single Occupancy Supplement of £15.00 per night

All of our rooms feature high quality bed linen, feather pillows and duvets (with non-allergenic alternatives, if preferred), fluffy “Christie” bathrobes and towels, colour television with DVD player and iPod dock, tea/coffee making facilities and hairdryer
