Our Bed and Breakfast / Guest House, has central location to both Edinburgh Airport and Edinburgh City Centre, making us the ideal B&B for both holiday, business and a round of Golf.

The beautiful B&B is located only 10m from Edinburgh city centre with regular busses going into town. Edinburgh International Airport is (approximately 5 mins drive). We're also 10 mins drive from Rosyth Ferry.

We offer special discounts and accommodation with free parking. For Breakfast we serve a full cooked Scottish Breakfast as standard as well as a choice of fresh fruit and cereals. Unlike many other B&Bs / guest houses’ in Edinburgh, we cater for early breakfast departures as well as late arrivals. If you have an early flight from Edinburgh Airport and feel that you don’t have time for breakfast let us know and we will either supply you with an alternative breakfast or give you a packed lunch for your journey

We are ideally situated to visit all of Edinburgh’s major attractions; we are only 20 minutes and on a direct bus route to Princes Street, The Royal Mile, Edinburgh International Conference Centre (EICC) and all the festival attractions. Edinburgh is an easy city in which to get about, once you are in the city centre almost all attractions are within walking distance of each other.
