A warm welcome awaits at balcony guest house. Built in 1890, the Victorian home has many original features but has a very modern feel. All the rooms are tastefully decorated with extra touches to make your stay comfortable. You can choose from king size or twin rooms and doubles. The Balcony room is a small but lovely room with 4 poster and balcony. This room has private facilities directly opposite the room. The other rooms are larger and have en-suite facilities.

All rooms have free view digital television and DVD players, hairdryers and complimentary toiletries. Large fluffy bath sheets and crisp white sheets. We have extensive hospitality trays with herbal and frits teas and Cadburys drinking chocolate.
There is also a guest lounge to relax in.

Full English breakfast is included in your stay. Vegetarian options are also available as are any dietary requests. (Please let us know) We try and source all our produce locally wherever possible.

We offer our guests complimentary use of the local sanctuary leisure club where you can use the gym or have a swim or sauna/Jacuzzi.

Wifi is throughout the property and is free of charge.
Parking is directly in front of the property and is free and safe.

Kendal is a great shopping town with plenty of restaurants and the brewery arts centre theatre. The new K village retail outlet opens July 2010.
Ten minutes drive takes you to Windermere and the Lakes.

Directions from the south. Jct 36 follow signs for Shap Penrith. Take left at roundabout after Peugeot garage. We are on the right before pedestrian lights.
Directions from the north. Jct 39. On entering Kendal we are on the left after the pedestrian lights.
